Pricing 

At Pennridge Painting we do not simply come and put paint on your walls and leave. What makes our paint jobs special is the amount of prep work we do. We are going to sand the trim and walls, replace bad caulk, fix cracks, fill holes, make rough areas smooth, prime areas that need priming, and of course protect all your surfaces like floors and furniture. Then we will apply 2 coats of top-of-the-line paints to all the surfaces we are contracted to paint. When we are finished, we are going to clean everything up and leave your home in the same condition that it was before. When you factor that much prep work in, it takes longer and will cost more than a company that simply applies paint.

What drives prices up?

Prices are hugely dependent on the quality of the products used and the level of prep work performed. High quality employees and insurance can also be a factor.

What drives prices down? 

Cutting corners, using inferior products, cheap labor, not having insurance, and not doing any repairs can drive cost down.

What makes some companies so expensive?

Some companies charge more simply because they are a name brand that spends huge amounts on marketing. While in other cases the level of prep and quality of materials can make them expensive. Using the best equipment and following all strict safety protocols can be a factor. Employing top local talent and having a clean background will cost more than some guys you found at the Home Depot parking lot.    

What makes some companies so cheap?

Some companies are cheaper because they use cheap products and hire cheap laborers who may not be able to get jobs elsewhere because of failing criminal background checks. Cutting corners and not doing the correct prep or repairs is probably the biggest way to have a low price.

Where do Pennridge Painting prices fall?

Our prices are middle of the road. Our goal is to deliver a high-end paint job, with all the bells and whistles for middle of the road prices. 

Variables in industry pricing:

The largest factors for variables in pricing are the surfaces being painted. If you only want your walls painted, that price will be much different than getting the walls, ceiling, windows, baseboards, crown molding, and doors painted.

Lifetime cost VS initial price:

I have worked on houses that have had both high-quality paint jobs and "Chuck in a truck" splash and dash specials. I can tell you that there is a huge difference in how the rooms look after just a few years. One example I remember, I looked at the paint job and thought this must have been painted a few months ago! why does this person want it painted again? Well, that paint job was over 15 years old! In another example it looked like it had been decades since the room was painted, and it was just a couple years. The quality of prep and quality of materials really do make a huge difference. The colors stay vibrant longer, the caulk stays in place longer, and if all the dings and dents are left in the wall then they look beat up on day one. Better paint means better resistance to stains and scuffs. With all that in mind, you will likely want the cheaply painted room painted again much sooner. So, if you pay $1800 to a high-quality painter you could get 15 years of life, or you pay $900 you make only get 3 good years. So, the $1800 dollar paint job cost you $120 per year of service where the $900 paint job cost you $300 per year. 

What role does financing play?

We do offer financing so if you are wanting to get your project done sooner than your bank account will allow, we can help! Some customers who are waiting for a bonus to come, will use financing to get that job done before the bonus arrives and simply pay it off all at once, when the check arrives. 

Our prices:

Every room is different. Even 2 identically sized rooms can come out to different prices depending on the condition of the walls. Some rooms are smaller, and some room have a lot more woodwork and doors. So, we can't say all bedrooms are X and all bathrooms are Y. We can give you a range based on the scope of work. Here are some ranges based on getting everything, trim, door, ceiling, and walls painted: Secondary bedrooms can range from $800 to $1800 depending on the condition of the walls, the amount of trim, the size of the room, and weather on not the ceiling, doors or closets are getting painted. Primary bedrooms are typically in the $1800 to $3200 range, with very large or complex primary bedrooms costing more. Large 2 story foyers can be $3500 to $5000 for everything with repairs and crown molding. Not having the trim, doors, windows, or ceiling done can greatly reduce the cost of a paint job. Staircases with 2 tone spindle and rails can range from $2000 to $6000 depending on the size and amount of trim work. Kitchens are in the $1200 to $3500 range. It's important to note that some of the houses we work on are in the $2 to $3 million dollar range and some are $400K town houses so the size and scope of work vary greatly. So, if you're in a town house don't expect to pay $6000 for your foyer and vice versa.  

How are our prices calculated?

We price everything based on what kind of car you drive.... Just kidding! We base almost everything on square foot and linear foot plus repairs. We do price some stuff by the item like doors for example. We can give you options too. We can price the walls and ceiling and give you a separate price for trim so you can decide what fits your budget the best. 

Is it worth it?

If you have an apartment you need to turn over or a flip house, you're looking to turn a quick profit on, probably not. If you are looking for a lasting paint job that will serve as the backdrop to your life, then yes, it's worth it. If quality and longevity are important to you, then yes, it's worth it. If you are shopping for quality, yes, if you are shopping for the lowest price then no. Remember you're going to be looking at this paint job every day, it will serve as the backdrop to all of the family photos you take in your house, this paint job will be forever a part of your photos and memories so choose wisely!
